Oklahoma CCIM Chapter Broadcast Email Policy
Policy Statement: In the event an individual member
fails to comply with the following policies set
forth herein or the policies set by the OK/CCIM
Chapter from time to time, the OK/CCIM Chapter may,
at OK/CCIM Chapter's sole discretion, terminate that
individual member's access to the “OK/CCIM
Broadcast” Email Listserve. Please note: this is a
"Moderated Listserve".
No email messages with attached files will be
approved for broadcast email. Messages which are not
in compliance with the following policy statement,
will also NOT be transmitted to our membership.
Submitting a broadcast email for approval to be
posted in Oklahoma CCIM Chapter Broadcast Email
Listserve is limited to members in good standing of
the Oklahoma CCIM Chapter for the following
purposes:
To promote educational programs and networking
events either sponsored or co-sponsored by the
Oklahoma CCIM Chapter.
To promote commercial, industrial, investment real
estate properties available for sale or lease, or
request a property to meet the requirements of a
prospective Buyer or Tenant. Please note, “Business
Opportunities” which do not include real estate
property are NOT permitted to be advertised in the
Oklahoma CCIM Chapter Broadcast Email Listserve, and
Vendors are NOT allowed to advertise their services.
The Oklahoma CCIM Chapter Broadcast Email list-serve
is designed to be a communication tool for real
estate brokers to become aware of opportunities to
earn a fee. Accordingly, no real estate property may
be offered for sale or lease in the OK/CCIM
"broadcast email listserve unless the OK/CCIM member
either agrees as a principal Owner to pay a
commission to a Broker, or a listing Broker has a
written agreement signed by the Seller/Owner
obligating the Owner to pay a commission to a
Broker.
In the event there is no cooperative brokerage
commission available to be paid to an outside
co-broker, the Owner or Listing Broker is required
to disclose this fact in the broadcast email
message. (i.e.; “Outside Co-Brokers need to be paid
by your client”).
No commercial real estate property may be requested
to meet the requirements of a prospective buyer or
seller, or offered for sale or lease in this
"OK/CCIM broadcast email directory unless it is
posted by an individual member in good standing of
the Oklahoma CCIM Chapter. Individual members are
not permitted to use their email address (and their
individual OK/CCIM membership) to post listings for
Non-members, or request properties to meet
requirements for clients of Non-Members.
For example an OK/CCIM Member in good standing is
required to post their own individual “contact
information” as the person to contact for additional
information pertaining to a listing or a real estate
requirement for a commercial property, rather than
posting contact information for a “Non-Member”.
OK/CCIM “Member A” cannot post a listing or real
estate requirement for “Non-member B”.
“OK/CCIM Broadcast” is both a STATEWIDE & Regional
listserve. Rather than only broadcasting e-mail
messages to your local market area in Metro Tulsa or
Metro Oklahoma City, OK/CCIM members use “OK/CCIM
Broadcast” to promote their properties and
requirements in many different cities.
OKCCIM members also located in Wichita & NW Arkansas
are subscribed, and all members need to know WHERE
(what city) your "Have or Want" is located in the
SUBJECT of your email message. Accordingly it is
imperative that you begin the SUBJECT of your email
with the name of the City where your available
property is located, or the name of the City where
you require a property to meet your client’s
requirement (“NEED)”.
In order to meet the OK/CCIM Broadcast email policy,
and to compose an effective email message, What
follows below is an example of what the SUBJECT of a
e-mail message should look like:

1. You need to state what CITY you either require a
property or have one available at the BEGINNING of
the SUBJECT of your email message.
Subject: Tulsa, Industrial Space For Lease
Subject: OKC, Retail Building For Sale
Subject: NEED: Tulsa Industrial Facility to Purchase
Subject: NEED: OKC Office Bldg. to Purchase
OKCCIM Broadcast is a “web based” listserve which
does NOT automatically attach your “electronic
signature” (including your contact information) to
your email message. In order for the recipients of
your
OKCCIM Broadcast e-mail message to know the identity
of the “Sender”,
and to follow up and contact you, please remember to
manually type your name and contact information at
the bottom of each message.

and Use of the Oklahoma CCIM Chapter Broadcast Email
Directory is limited to members in good standing of
the Oklahoma CCIM Chapter for the following

A member in good standing who is posting a property
available for sale or lease is required to be either
the Owner of the property, OR has a written "Right
to Sell" or "Right to Lease" agreement signed by the
seller/owner obligating the owner to pay a
commission to a broker. In the event there is no
cooperative brokerage commission to be paid, the
listing agent MUST disclose this fact in the
broadcast email message. The Oklahoma CCIM Chapter
assumes no responsibility for the accuracy of the
information pertaining to a property advertised in
this broadcast email directory.
In the event an individual member fails to comply
with the Policies set forth herein or the Policies
set by the OK/CCIM Chapter from time to time, the
OK/CCIM Chapter may, at OK/CCIM Chapter's sole
discretion, terminate that individual's access to
the OK/CCIM Broadcast email system.
