OKC Metro Area Purchase NEED

Client looking to 1031 $1 – $4 Million into an an income producing property which could be office, retail/flex, industrial/flex or maybe apartments. Prefers cap rate above 6%. His preference would be for a mailbox money type property rather than something that would require a lot of property management, as this would be his first commercial property to own, so the less effort the better in this client’s case.

We have a buyer looking for an investment, revenue generating property in the Tulsa or OKC markets. Probably looking for 8%+ cap rate. Buyer is out of state. Let me know if you have any listing that would meet this, or have any off-market opportunities to discuss. They are not afraid of marijuana based properties just so you know.

Need for 6-8 Acres for Senior Living Development (OKC Area)

Client is looking for several possible 6-8 acre locations for senior living development. They would like to be close to or even behind large big box stores such as Walmart, Hobby Lobby or retail strip center as that does not bother them. They build a Class B living center experience. Probably in the $4-5/ft price range. Please let me know if you have anything that might interest them in OKC or the suburbs, as they would like to be in growth areas, but don’t need frontage as price is more important.
