Client looking to 1031 $1 – $4 Million into an an income producing property which could be office, retail/flex, industrial/flex or maybe apartments. Prefers cap rate above 6%. His preference would be for a mailbox money type property rather than something that would require a lot of property management, as this would be his first commercial property to own, so the less effort the better in this client’s case.
